I go over disclosures with you that relate to your loan and the financing of the home. The fees quoted are estimates and can change. At this time you are NOT locked into your interest rate. There are several steps before you reach the decision of locking your rate. Interest rates change daily and can be accessed by clicking Today’s Rates. Your loan will be reviewed by an underwriter and you might be asked for additional paperwork. Please return any additional paperwork within 3 days of the request.
Work with your Realtor to order an engineer/home inspection. This is generally not a requirement for your financing but it is highly recommended. For a list of engineer/home inspectors click Juneau Inspectors.
Any engineer/home inspector required repairs will be negotiated by your Realtor.
I order the appraisal and once it is received your Realtor will work with you on any value or required repair negotiations.
I order a title report on your property. Any issues regarding the property will be addressed.
Lock your rate. At this time all repair, value and title issues (if any) should be resolved.
Shop for homeowners/hazard insurance. Ask for a quote with a $500 and $1000 deductible.
You will sign documents the day prior to the home becoming yours. Your Realtor or the closing agent will call you to arrange a time and give you the dollar amount needed to close. The funds will need to be in a cashier’s check payable to the escrow company.
The day after you sign the deed will be recorded at the State of Alaska Department of Natural Resources, giving you full ownership to the property.
